Retail strips, office suites and light-industrial sheds. We keep a live database of available commercial space in the 3604 postcode and surrounds, updated every Tuesday and Friday.
Rent collection, routine inspections every twelve weeks, maintenance coordination and end-of-lease reporting. We manage 140 rental properties right now and our arrears rate sits below 1.5%.
Searching on behalf of a buyer is a different job from selling. We charge a flat fee, disclosed upfront, and we do not accept commissions from the selling agent. That keeps our advice clean.
Our licensed auctioneer, Greg, has called over 300 auctions in WA. We run a pre-auction campaign of four weeks, including professional photography, floor plans and a targeted letterbox drop within a 2 km radius.
Before you buy an investment property, we model the rental yield, vacancy risk and capital growth outlook for that specific street. The report takes about a week and costs $350 including GST.
Seven steps from first phone call to settlement. Most sales complete within six to eight weeks.
You call or email. We ask about the property, your timeline and what price you have in mind. This call usually runs 15 minutes.
We visit the property, walk through every room, check the exterior and review recent comparable sales within 800 metres. You get a written appraisal within 48 hours.
We prepare a tailored campaign: professional photos, a floor plan, online listings on four major portals and, where appropriate, print advertising in the Stantonport Gazette.
Typically two Saturdays and one midweek twilight session. We follow up every attendee by phone within 24 hours.
All offers are presented in writing. We negotiate on your behalf and keep you informed at every stage. No surprises.
Once you accept an offer, contracts are exchanged. We coordinate with your solicitor or conveyancer to make sure deadlines are met.
Keys change hands. We attend the final inspection with the buyer and make sure the property is handed over in the agreed condition.

A few things worth knowing about the area we work in.
Stantonport sits about 35 minutes south of the Perth CBD by train. The town grew steadily through the 2010s as families priced out of inner suburbs discovered its wide streets, decent schools and the Eli Boulevard shopping strip.
Median house prices have risen roughly 6% per year over the past five years. That is faster than the Perth metro average, but the entry price is still lower, which keeps attracting first-home buyers.
Rental vacancy in the 3604 postcode has hovered around 1.8% for the last eighteen months. Landlords are getting strong returns, and tenants are competing for good properties. If you own a rental here and it has been sitting empty, the issue is almost certainly the listing, not the market.
We know this suburb block by block. Our office is on Eli Boulevard, and three of our four agents live within a ten-minute drive. That proximity matters when a pipe bursts at 9 pm on a Sunday and a tenant needs help fast.
Straight answers, no jargon.
Our standard rate is 2.2% of the sale price, plus GST. Marketing costs are quoted separately and typically run between $2,500 and $5,000 depending on the campaign.
We pull every settled sale within 800 metres over the past twelve months, adjust for land size, condition and aspect, then factor in current buyer demand. The result is a range, not a single number.
Yes. About 60% of our sales are private treaty. We recommend auction only when the property type and market conditions suit it. There is no pressure either way.
We charge 7.5% of collected rent, plus GST. Letting fees (finding a new tenant) are two weeks rent plus GST. There are no hidden admin fees.
We cover a roughly 25 km radius from our office on Eli Boulevard. That takes in several neighbouring suburbs and some semi-rural blocks along the Old North Highway corridor.
From signing the agency agreement to going live on the portals, allow five business days. That gives our photographer and copywriter enough time to do the property justice.
